Choosing a carpet tile for a hotel corridor

Corridors carry the tightest requirement in the building. Traffic rating, fire class and how the tile lays all narrow the choice long before colour enters the conversation.

A corridor is the hardest floor in a hotel. It takes every guest, every trolley and every suitcase wheel, and it does it around the clock. It is also the floor a guest walks before they reach their room, so it has to look intact three years in, not three months in.

Start with the traffic rating, not the pattern

Traffic rating tells you what the construction was built to take. A tile rated for heavy commercial use has a denser pile and a tighter tuft than one built for a cellular office. On a guest floor the difference shows up as crushing in the walk line, usually within the first year.

This is the field to fix first. Once it is set, the number of collections in front of you drops sharply, and everything after that is a choice rather than a risk.

Fire class is a building requirement, not a preference

Escape routes carry a fire performance requirement set by the authority having jurisdiction for the building. Get the requirement in writing from the consultant before the tile is chosen, because it is not something that can be adjusted afterwards. Send us the drawings and we will specify against them rather than leaving you to check it.

The tile that fails a corridor rarely fails on looks. It fails on the walk line, and by then the whole floor has to come up.

Why tiles beat broadloom on a guest floor

A tile can be lifted and replaced one square at a time. On a floor that stays open and trading, that is the difference between a ten minute repair and closing a corridor. Loose lay means no adhesive and no curing time, so the work can happen overnight and the floor is walkable by breakfast.
